We are located on beautiful Riverside Drive in the Historic District. Enjoy watching the sail boats glide gracefully down the Intracoastal Waterway or catch a glimpse of the playful dolphins and serene manatees by the property's 128' dock.  Take a short walk to the historic sites, antique shops and art galleries in downtown New Smyrna.  Spend a day soaking in the sun, fishing off of the dock at Coquina Wharf, or swimming along the 24 miles of beach that is only a few minutes away. A full breakfast is served in the sun room daily by the innkeeper.  Homemade from family recipes, you will start the day full and happy! Fortified by a substantial home-cooked breakfast every morning, the many delights of the area are for you to enjoy. 

All buildings have wireless Internet and cable. The well-kept grounds are filled with flowers and inviting areas for relaxing or conversation. The grounds feature a 128 foot dock for fishing or crabbing, and grouper as large as 35 pounds have been caught from the fishing hole in front of Coquina Wharf.  Guests with boats may dock at no charge. We have 3-4 feet of water at low tide.  The grounds on the water's edge are perfect for sunning.

St. Johns's Suite

The second floor of the main house consists of the very private St. John's Suite decorated in a Victorian style. The king bedroom boasts a four-poster king-size rice bed, a love seat with down filled cushions and a balcony overlooking the intracoastal waterway. The queen bedroom features a queen-size bed with beautiful iron-work and a chaise lounge. Both rooms have a TV with DVD/VCR player and coffee service. The bedrooms share a large bath. The suite can be rented to 2 or 4 people.

Ashton Room
The Ashton room is located on the ground floor of the main house. It is painted a soft cream color and has a cozy light feeling. The room has a queen-size bed, TV with DVD/VCR player, coffee service and private bath.

Dolphin Cottage

Nestled under the Florida Oak trees the cottage is perfect for a private retreat. The screened in porch furnished with wicker furniture enjoys wonderful views of the intracoastal waterway. The two bedrooms and two full bathrooms are separated by the fully equipped kitchen, formal dining room and living room.  The living room has a large TV with VCR/DVD player and a stereo system with CD. Washer and dryer are included. Pets with thoughtful owners are welcome.

Carriage House
 The Dancing Dolphin Carriage House is a second floor retreat.  The accommodation consists of one bedroom, bathroom,  full kitchen and a spacious living & dining room with five sun-filled windows. Pets with thoughtful owners are welcome.

  • Check-in is after 2:00pm
  • Check-out is by 11:00am
  • Please notify owner if you anticipate a later check-in or out to make special arrangements.
  • Cash, travelers' checks and personal checks are welcome.
  • A deposit is required for all bookings.
  • Gift certificates are available.
  • Well behaved pets are welcome in the cottage and carriage house.
  • Smoking is permissible on the porches and balconies only.
  • Rates are based on double occupancy.
  • Breakfast is included in the rate for the Ashton room and St John's Suite.  Breakfast for the Carriage House and Dolphin Cottage may be made by special arrangement.
